Home Locators Program:

Hi, I’m Rick Cogswell of Katrick & Associates. By now, you have read through my website, and have a pretty good idea as to what we do. The Home Locators Program is a way to get started in this business, either part-time or full-time, with no money out of your pocket, using our 30 years of experience. How fast you learn and how much money you make depends on your commitment to your business. That’s right, consider yourself in business for yourself.

Let’s get started! Your goal will be to talk to at least 10 homeowners each week. These 10 must be owners of single family homes and the home must be in Illinois. You will ask them a series of questions which I will provide when I teach you the presentation. Your job is to find motivated sellers, getting their names, addresses and phone numbers. That's It!! We do the rest.

FAQ:

1. Who should I talk to? Start with your friends, family and neighbors. The more people you talk with, the better possibilities of a sale.

2. Do I need a license? No. A real estate license is not required or necessary. If you already have one, please let us know.

3. What do I say? A few question script is a necessity. I will provide you with one during our presentation training.

4. How long is the process from the time I call with a lead until the time I get paid? Generally speaking, 2-4 weeks. Katrick and Associates, LTD is very careful about where the lead came from and when the Locator is paid. We will pay the Locator the same day as closing.

5. Can I advertise and where? Yes, you can advertise. Some of our most profitable Home Locators do advertise in the local paper, put up signs and market thru their websites.

6. Will I get business cards? Katrick and Associates, LTD. does not provide business cards because you will be paid as an Independent Contractor. However, free business cards are available on the internet thru www.vistaprint.com . There you can order cards and detail them to say, for example: John Smith, Home Locator or Home Location Consultants, Sally Smith, Owner. These are just examples of what the card can look like. Decide what is best for you. Shipping and handling will be your only cost for the cards.

7. Is their an opportunity for additional bonuses? Yes, there is! We will talk about bonuses at a later date pending on performance.

8. What types of properties do you buy? We buy single family homes and 2-4 unit apartment buildings. Any leads outside of a property that are outside that will need to be discussed on a case-by-case basis.

9. Where will Katrick and Associates, LTD buy properties? We buy in the Chicago area and the surrounding counties.

10. How do I get started? 1. Order business cards. 2. Sit down with me to go over the presentation. 3. Memorize the script I provide you. 4. Call me with any questions at 630.965.1470 (Rick). 5. Talk to 10 people per week and the results with pay off.

Initial questions when locator first meets the Seller by any of the means we have discussed (i.e. door knocking, phone calling, mailing, ad in paper, etc)

1. Is your house for sale?

2. Are you sure, because Katrick & Associates would like to buy your house, is it for sale?

3. Would you like to sell your house quickly, in as little as 7 days?

Once the conversation has started and the Seller has interest, here are some general questions to ask:

1. How soon do you need to sell?

2. How many bedrooms and bathrooms?

3. What work is needed to be done?

If the Seller is cooperative and wants to talk more, ask the following questions:

1. How much is your mortgage balance?

2. Are your mortgage payments current?

3. What is the lowest price you will take for the house?

When leaving, always thank the Seller for their time and inform them that a representative from Katrick & Associates will contact them within 48 hours. Ask them: What is the best phone number they can be reached at and when is the best time to call them?

Overall, the Locator will not have to spend more than 5-10 minutes on the phone or at the Sellers house and this method should be very simple and easy to use.
